Host Terms of Service

About these terms

These Host Terms of Service are a contract between you and Kbnbs Ltd, a company registered in England and Wales ("Kbnbs", "we", "us"). They apply whenever you advertise a property on kbnbs.com, and they apply in addition to our general Terms of Use and Privacy Policy. By submitting a host application or publishing a listing you confirm you have read and accept these terms. If you do not accept them, do not list a property. You can reach us at hello@kbnbs.com.

What Kbnbs is (and is not)

Kbnbs is an advertising and introduction platform only. We are not a party to, agent for, or broker of any rental arrangement. Any booking you make is a private arrangement solely between you and the host. We provide an advertising directory that lets guests discover your property and contact you directly. We do not process rental payments, hold deposits or client money, issue booking confirmations, provide insurance, or arbitrate disputes between you and a guest. The rental contract, its terms, the price, the deposit, cancellation and every other aspect of a stay are agreed directly between you and your guest. You are the "host" and the supplier of the accommodation; Kbnbs is not your agent, partner or employer.

Eligibility

To host you must be at least 18, be able to enter into a binding contract, and provide accurate registration and contact details. Host accounts are approved individually and are personal to you or your business; you may not transfer your account or list on behalf of a third party without our written permission. We may decline any application at our discretion.

Your listing and its accuracy

You are solely responsible for the content of your listing, including photographs, descriptions, pricing guidance, house rules, availability, contact details and every amenity, safety and kashrut declaration. You must keep this information accurate and up to date. Photographs must be of the actual property and you must own or have the right to use them. You must not include misleading claims, other platforms’ branding, or contact details or links intended to take guests off-platform before they have found you here.

Kosher and religious declarations

Kbnbs does not certify, verify or guarantee the kosher status or religious suitability of any property. Kitchen setups, Shabbat features, eruv and community information and similar details are declarations made by you. You must describe them honestly and keep them current, and you accept that guests rely on them. You are responsible for any consequences of an inaccurate declaration.

Legal right to let and compliance

You warrant that you have the legal right to let the property and that letting it does not breach any mortgage, lease, freehold covenant, insurance policy, planning condition or local short-let restriction. You are responsible for complying with all laws that apply to letting your property, which may include gas and electrical safety, fire safety and furnishings regulations, smoke and carbon-monoxide alarms, any local licensing or registration scheme, tax on your rental income, and data-protection obligations towards your guests. Kbnbs does not check or confirm your compliance and accepts no responsibility for it.

Subscriptions, billing and renewal

Listing is by paid subscription on the plan you select, billed through our payment provider Stripe. Subscriptions renew automatically for successive periods (monthly or annual) at the then-current price until cancelled. By subscribing you authorise recurring charges to your payment method. We will tell you in advance of any price change, which will take effect at your next renewal.

Cancellation, non-payment and refunds

You can cancel renewal at any time from your dashboard billing page; cancellation stops future charges and your listing is unpublished at the end of the period you have already paid for. If a payment fails we may retry it and will attempt to notify you; if it remains unpaid after a short grace period your listing is unpublished. Because your listing is published and the advertising service begins immediately, subscription fees already paid are non-refundable except where the law requires otherwise or where we agree otherwise in writing. If you cancel during any statutory cooling-off period before your listing has gone live, you are entitled to a refund of that period’s fee.

Review and moderation

Every new listing, and significant edits to a live listing, may be reviewed before or after they appear. We may decline, request changes to, suspend or unpublish any listing at our discretion, for example where information appears inaccurate, where a listing breaches these terms or the law, where we receive credible complaints, or where we consider it necessary to protect guests or the trust of the community. Where practical we will tell you why. Repeated or serious breaches may lead to removal without a refund.

Contact reveals and guest data

When a signed-in guest chooses to reveal your details, we share the contact channels you have enabled so the guest can reach you directly. Any personal data a guest shares with you, and any you collect from them, is handled by you as an independent controller: you must use it only to deal with that enquiry or stay, keep it secure, and comply with data-protection law. Do not add guests to marketing lists without their consent.

Reviews

Guests who have interacted with your listing may leave reviews, and our review process may be double-blind and time-limited. You may respond to or report a review you believe is inaccurate or breaches our standards, and we may remove reviews that breach those standards, but we do not remove reviews simply because they are unfavourable. You must not offer incentives for positive reviews, write reviews about your own listing, or attempt to manipulate ratings.

Acceptable use

You must not use Kbnbs to advertise anything other than genuine, available accommodation; to discriminate unlawfully against guests; to post unlawful, infringing, offensive or misleading content; to circumvent our fees; to scrape or misuse the platform or other users’ data; or to introduce malware or attempt to disrupt the service. You grant Kbnbs a non-exclusive, royalty-free licence to host, display and promote your listing content on and in connection with the platform.

Liability and indemnity

We provide the platform on a reasonable-efforts basis and do not guarantee a particular number of enquiries, bookings or income, nor uninterrupted availability of the service. To the extent permitted by law, Kbnbs is not liable for your dealings with guests, for the accuracy of your own listing, or for indirect or consequential loss; nothing in these terms limits liability that cannot be limited by law (such as for death or personal injury caused by our negligence, or for fraud). Kbnbs is an advertising and introduction platform only. We are not a party to, agent for, or broker of any rental arrangement. Any booking you make is a private arrangement solely between you and the host. You agree to indemnify Kbnbs Ltd against claims, losses and costs arising from your listing, your breach of these terms, or your dealings with guests.

Suspension and termination

You may stop hosting at any time by cancelling your subscription and, if you wish, deleting your account. We may suspend or terminate your access, with notice where reasonably practical, if you breach these terms, if required by law, or to protect the platform or its users. On termination your listings are unpublished; sections of these terms that by their nature should survive (including accuracy warranties, liability, indemnity and governing law) continue to apply.

Changes and governing law

We may update these terms from time to time; we will post the updated version here and, for material changes, take reasonable steps to notify active hosts. Continuing to list after a change takes effect means you accept it. These terms are governed by the laws of England and Wales and are subject to the exclusive jurisdiction of its courts, without affecting any mandatory consumer protections available to you in your country of residence.
